Notice
Barcelona
Homes, S.L. is an intermediary between the
owner of the apartment and the client, therefore
is not responsible for what may occur among
the parts. |

Booking. |
To
book an apartment with us you need to prepay a percentage
of the total amount (reservation fee). It is important
for you to know that the booking will not be confirmed
until we have received the payment and you have received
an e-mail confirmation back.
Upon arrival, when doing the check-in, you will
have to pay the outstanding amount to the owner
of the apartment or the greeter. A damage deposit
is required as well; it will be refunded at your
departure after the owner or the greeter has verified
the apartment does not have any damage. The amount
depends on the accommodation.
When booking, it will be necessary to clearly indicate
the duration of the stay as well as the number of
people that will occupy the Apartment. Barcelona
Homes, S.L. is entitled to deny an application
of a booking without having to justify so.
When cancelling a reservation already made, the
client shall be obliged to pay the cancellation
costs (See cancellation paragraph).

Prices |
Prices are quoted in euros (€). All prices
are based on costs prevailing at the time of quotation
and may be subject to change. When booking on line
you will be shown the total price, including VAT,
as well as a discrimination of the amounts you are
paying for.

Water,
Electricity and other Bills |
Unless agreed otherwise, the price of the rent
includes all costs related to electricity, warm
and cold water supply and the use of electrical
house hold appliances.
|
Method
of Payment |
The booking prepayment can be done either by credit
card or paypal and the open balance has to be paid
by credit card or cash depending on the apartment.
Please note that we do not accept any payments
done with a credit card under the name of someone
different than the guests. If you intent to pay
with someone else’s credit card, Barcelona
Homes, S.L. is entitle to cancel the reservation
at the check in and the client shall have no right
to claim any type of compensation whatsoever.

Cancellation |
It
is important for you to bear in mind that the reservation
fee is non refundable in any case, including force
majeure. The cancellation fees will be charged, on
your credit card, as follows depending on the notice
given:
- Fifteen (15) days or more prior to arrival 0%
of the outstanding amount.
- Fourteen (14) to seven (7) days prior to arrival
50% of the outstanding amount.
- Six (6) to four (4) days prior to arrival 80%
of the outstanding amount.
- Less than three (3) days or not showing up 100%
of the outstanding amount.
To be valid, all cancellations must be made in
a written manner by e-mail or fax.

Changes |
Any changes in the booking are understood as a
new stay and shall be subject to the cancellation
conditions stated above. Also changes are subject
to a forty (40) euro administration fee.

Number
Occupants |
The
client will provide Barcelona Homes, S.L.
with the number of people included within the booking
as well as their names, addresses, telephones and
age if requested. Only the persons indicated by the
client when booking shall be authorized to use the
Apartment. The number of people who may use the apartment
may not exceed the number of persons allocated for
each apartment, except for babies (younger than two
years old).
In the event that Barcelona Homes, S.L.
or any of its agents find out an infringement of
the aforementioned obligations, Barcelona Homes,
S.L., at its sole discretion, will be entitled to
request the client to leave the apartment and the
client shall have no right to claim any type of
compensation whatsoever.

Domestic
Animals |
Unless
expressly authorized, pet animals are not allowed.
Please inquire prior to reservation if you may bring
along the animal. |
Check-in
|
Check
in time is between 15:00 and 21:00. In case of delay
the owner or greeter has to be advised immediately.
If you are arriving after 21:00 a twenty (20) euro
fee will be charged.
As soon as you arrive to Barcelona please give
a call to the owner of the apartment or greeter
to arrange your encounter.
Please note that if you do not pay the total rent
during the check in you will not be allowed to stay
at the apartment.

Check-out |
The
guests will leave the apartment the day agreed before
11.00 unless, the parties have agreed something else
prior to the leaving date. If the guests do not leave
the apartment on the date and time agreed, a penalty
will be imposed on the same. If the guests leave the
apartment at any time between 11:00 and 14:00 the
penalty to be imposed will be equal to 50% of the
daily rent. Should the guests leave the apartment
after 14:00 then the penalty will be equal to 100%
of the daily rent. |
Behaviour |
The
client will be liable for the correct and decent behaviour
of all the people accompanying him/her. The guests
are expected to be considerate of and behave respectfully
towards the neighbours. Should the client or any of
the people accompanying him/her not behave in accordance
with normal civic standards or specific rules and
regulations of the accommodation and its surroundings,
Barcelona Homes, S.L. shall be entitled
to request the client and the persons accompanying
him/her to leave the apartment without the right for
the latter to claim any type of compensation whatsoever. |
Cleaning |
The
apartment will be cleaned prior to the arrival of
each client. When checking out, the client will be
obliged to leave the apartment in reasonable conditions
of order, the garbage bags have to be taken out. Barcelona
Homes, S.L. is entitled to collect additional
charges in the case the apartment is not left in the
requested conditions.
Cleaning for the accommodation can be arranged
during your stay. For an additional price and per
hourly rates, the client may request cleaning services
to be carried out more than once per week.

Liabilities |
You are expected to treat the accommodation you
are renting and all of its equipment with care.
If any damage is done to the accommodation or its
equipment, please contact the owner or the greeter
immediately.
Neither Barcelona Homes, S.L.
nor the owner of the apartment shall be liable for
any direct or indirect damages that may arise as
a consequence of the use by the client of the apartment,
including without limitation, damages, and losses
because of fires, robbery or criminal behaviour.

Complaints |
Barcelona Homes, S.L. shall not
be liable for the breakage of the elevator or for
any other inconveniences which are beyond its control.
Notwithstanding the foregoing, Barcelona Homes,
S.L. shall do its best efforts to remedy in a diligent
manner any of such inconveniences.
Any of such inconveniences do not entitle the client
to claim a reimbursement for the amounts paid unless
the client is obliged to move to a hotel while the
reparation works take place. In that event, Barcelona
Homes, S.L. will reimburse the client with an amount
equivalent to the rent paid for the days not occupying
the apartment.
Should the client have any query during the stay,
the guest will have to communicate such query to
Barcelona Homes, S.L. prior to
leaving the apartment FOR SUCH REASON. Queries made
at the end of the stay will not be taken into consideration.
In the event the client leaves the apartment without
Barcelona Homes, S.L. being informed,
the host shall loose all rights to claim compensation.

Accommodation
Description |
All information regarding the accommodation, including
the photos and prices is provided by the property
owner. Barcelona Homes, S.L. does
its very best to verify this information and keep
it up to date, but Barcelona Homes, S.L can never
be held liable for the content in the descriptions
of the accommodation.
|
Litigation |
In the event of any litigation arising from the
booking of accommodation by Barcelona Homes,
S.L. the Courts in Spain shall have sole
jurisdiction on such arising matters and Spanish
law prevalent at the time shall be applied.
